The cost of pool construction in Babcock Ranch has skyrocketed recently, with basic pools starting at around $80,000 and more luxurious options ranging upwards from $150,000 to $250,000.

Pools have gotten so expensive here because of increased hunger for Florida homes since the pandemic as well as lingering supply chain issues.

Exorbitant Pool Price Reason #1: Post-Pandemic Demand

From talking with prospects, most people moving here from out-of-state want a pool, causing demand to exceed supply and thus raising prices. The pandemic further increased demand for Florida homes and pools.

Before The Fed started spiking rates, mortgage rates were historically low, making homeownership more affordable for many people. These low rates encouraged both first-time homebuyers and those looking to move or invest in real estate to buy homes in Florida.

Florida is a tax-friendly environment with no state income tax and relatively lower property taxes compared to other states. This has attracted individuals and businesses looking to save on taxes, especially those from high-tax states like New York, New Jersey and California.

Florida’s warm climate, beautiful beaches and outdoor recreational activities have long attracted people seeking a better quality of life than the freezing hell that is scraping ice off a car windshield during the winter. 

The pandemic has only intensified this population migration, as many people seek to escape crowded urban areas for more space and a healthier environment.

Exorbitant Pool Price Reason #2: Supply Chain Issues

COVID made getting materials that go into pools harder. Supply chain issues were only exacerbated by Hurricane Ian which devastated Southwest Florida in 2022.

Take pool cages as an example. Our Principal John Garuti III is building a pool and his cage supplier told him how difficult it is to find labor with all the demand and higher cost of living in the state since the pandemic. 

To find labor, this supplier is offering double time on weekends. Some of his workers are making over $100k a year, and the owner is still having difficulty finding people.

Aside from labor, scarce materials like the concrete for the deck installation and finishes like gunite and tile all contribute to the overall cost. 

While the investment in a pool can enhance your home’s value, it’s not a 1:1 value. John Garuti III estimates that for two identical Babcock models up for resale, the one with the pool will command about $50k more.

Basic vs. Luxurious Pools in The Ranch?

So you want to build a pool? What does your money buy?

Are we talking about a glorified Kayak pool or something that could make the cover of Architectural Digest?

Basic pools typically have a rectangular shape, a smaller deck, pavers and standard features like steps and railings. 

Luxurious pools, on the other hand, include water features, high-quality tiles, sun shelves, upgraded lights and automation systems. Additionally, decking materials like travertine or natural stone in deluxe pools are more high-end and costly.

Builder vs. Private Contractor?

When it comes to Babcock pool construction, you can choose a builder or a private contractor to do custom pool construction.

If you opt for a builder, the pool construction will be completed simultaneously with your home, and the cost can be included in your mortgage. However, builders often have significant markups on pool prices and offer less customization.
